The building was constructed in 1994, and the architectural atmosphere of the neighborhood is mostly defined by eclectic villas and residential buildings erected at the turn of the century. Villa Roses is located on a 1,096 m2 plot surrounded by a fence, where there is an arranged garden surrounded by evergreen plants and a primeval park around the building.
After the renovation in 2023, we eliminated several apartments per floor. The details of the apartments
The use of high-quality materials in construction and execution, branded products and porcelain tiles in the bathrooms, washer and dryer connections; electric and water supply in the private outdoor area.
The windows and balcony doors are Internorm KF 410 (home pure), the lifting and sliding doors are Internorm KS 430, Doors and windows with 3 layer heat insulating glazing, plastic alu structure, in light gray color. Homes are shaded by Schlotterer blinds. The existing skylights replaced with a modern Velux 0064 top handle, center tilting skylight with optional electric operation. The entrance doors of the apartments are HÖRMANN THERMO46, which are security doors.
The floor cladding in wet rooms the floor and walls up to a height of 140 cm are covered with Mirage Norr, the walls above 140 cm are covered with Marazzi Lume ceramic tiles. In the other rooms of the apartment Befag Nordic strip parquet enhances the warm atmosphere of the apartment.
The terraces and balconies will be covered with WPC paving. The pedestrian walkways will be paved with open gap paving slabs. The tin and metal structures will be finished in the same color as the doors and windows.
Hot water making
The domestic hot water supply of the apartments will be ensured by heated DHW storage tanks connected to the heat pump system, which will be located in the mechanical room. A 3kW electric heating coil will also be installed in the containers. The heating coil is capable of heating the storage in the event of a malfunction of the heat pump.
A circulation network is also built for each apartment along the same route as the hot water network.
Heating and cooling
An air/water heat pump system is established for each apartment to cover heating and cooling needs. The indoor units will be located in the mechanical space in the basement, while the outdoor units will be located in the common garden area in the NW corner of the plot, close to the plot boundary.
The planned equipment is operated from an "H" tariff meter per apartment, according to the regulations of the electricity provider. In order to ensure heating peaks and in the event of a malfunction, auxiliary electric heating is built into the heat pumps at the factory.
We have planned ceiling heating and cooling in the apartments. Wet system ceiling cooling is planned as basic cooling. Covered fan-coils are designed as additional cooling in places where it is necessary from a cooling point of view.
In the wet rooms electric floor heating and in the bathrooms an electric towel drying radiator (Arazzo Design Whiteline) will be installed. For electric floor heating (BWF), a thermostat and a floor temperature sensor are installed in each room.
